The conforming loan limit

The 2026 conforming limit for a one-unit home in Orange County is $1,249,125. With 20% down, that lines up with a purchase price of about $1,561,406; above it the loan is a jumbo loan, which lenders price and underwrite a little differently. A larger down payment moves the line: it is the loan amount, not the price, that counts.
