Questions and answers
Complete Guide
Which San Clemente area is best for a first home?
There is no single answer. Condos and townhomes downtown and near the beach usually sit at lower prices than houses, while planned communities offer newer construction and shared amenities. Compare two areas side by side and look at the monthly cost, not only the price.

Do I need flood insurance in San Clemente?
It depends on the property. A lender requires flood insurance in FEMA Special Flood Hazard Areas, and homeowners policies do not cover flood. Check the address on the FEMA flood map and ask your insurance agent for a quote.

What is Mello-Roos?
It is a special tax that appears on the property tax bill where a community facilities district financed local infrastructure. It is common in newer planned communities, is listed in the disclosures, and should be part of your monthly budget.

Is Talega different from the beach neighborhoods?
Yes. It is a newer, master-planned community with trails, parks and shared amenities, and it is driven to more than walked. Association dues and any special assessments belong on your comparison list.
Home Value
Is this the same as an online estimate?
No. Automated estimates are computer-generated from public data and can be off by a meaningful amount on any single home. This is a comparison Rudy builds by hand, using the sales closest to your address and a look at your home’s own condition.

Do I have to be selling to ask?
No. People request a home value to plan a move, check on a refinance, settle an estate, or just stay informed. There is no obligation.

Usually a business day or two. If you need it sooner, call or text (619) 392-6714.

Migration Data
Is the data about San Clemente?
The IRS and Census population figures are for Orange County. The ACS table is for San Clemente’s two ZIP codes.
From Moving To and From San Clemente: Orange County Migration and a Checklist
Why do so many people move out of Orange County?
The data counts moves, not reasons. Housing costs, jobs, family and preferences each play a part, and the totals mix them.

Does moving out of the county change my property tax?
Buying a new home resets the taxable value to the purchase price. Homeowners 55 or older and some others may be able to carry their tax base to a new home in California under Proposition 19; ask the assessor early.

Zoning and Permits
Do I need a coastal permit for my project?

The Team’s Sites
Why does the team run separate sites?
Each area has its own neighborhoods, rules and numbers. A site for one area lets the guides and the weekly market data be specific instead of general.

Can I contact the team from any of the sites?
Yes. Every site carries the same contact details for Rudy and the team, and each has its own privacy policy.

Where do I find the exact tax on a home?
On the county tax bill, in the seller’s disclosure package, and from your title company.
Sell for Cash
Is a cash offer always lower than listing on the open market?
Usually, yes. Cash buyers are paying for speed and certainty, and that typically shows up as a lower price than what a well-marketed open-market listing would bring. The comparison is what tells you how much lower, in actual dollars.
From Get a Cash Offer for Your San Clemente Home
Am I obligated to accept anything?
No. Requesting offers to compare doesn't commit you to selling at all, let alone to a cash buyer specifically.
From Get a Cash Offer for Your San Clemente Home
How fast can a cash sale actually close?
It varies by buyer, but 1 to 3 weeks is common when there's no financing contingency. Ask for the specific buyer's timeline before assuming.

Does requesting this cost anything?
No. There's no cost or obligation to ask for a comparison.
